Yes the corporation may buy the real estate.

Only a resolution of the board of directors is necessary to purchase real estate unless specifically prohibited by the articles of incorporation or bylaws. The board of directors also has the power to modify the articles of incorporation and to modify the bylaws.

The power to purchase stuff never has to be stated stated in the Articles of Incorporation.

Transaction Coordinators do all the paperwork needed to get the transaction done. All the paperwork. And schedule all the appointments for inspections, etc.

Only the ORGANIZED need to be transactions coordinators.
Can EASILY be done from home if you have fax, printer, phone, and internet access for easy email communications.

However, it's not a quickie 10 minute job. That's why an ORGANIZED person is required. You'll be working for disorganized agents who are generally lazy and will expect you to "do it all" on chicken feed bucks.

Good luck with that.

usually when someone offers you a job do they not tell you what you would be doing. maybe they assume you know what it is and that is why they asked. if you already work in a real estate office and don't know what it is then it's prolly not for you. really you can spend hours and hours working on a real estate transaction and it is not something that has specific time needs. it requires a lot of phone time, at random times during the day, usually weekdays during the day since that is when banks, title companies, and other vendors in the industry are open for business. You can't have kids running around or dinner to make during the time you will be working.

A transaction coordinator basically goes through the list of items that need to be done for a real estate deal to close, and coordinates all of the parties and the work to be done. You will call buyers, sellers, lenders, title companies, inspectors, handymen, etc. and make sure that everyone is performing in the time frame agreed upon. There is usually a checklist you will go through, and some of the work could certainly be done at home.

It really depends on where your seek to form the partnership, form the LCC, or incorporate. You should contact an attorney or if you want to do it on your own then you should check out your state's Secretary of State OR Attorney General's website/office. Generally, those are the offices that would be the lead agency dealing with the formation of partnerships, etc.

The IRS would be involved becasue you said would be earning income and that would be taxable. The SEC would probably n ot be involved unless you become a publicly traded company as the SEC is primarily the overseer and regulator of the U.S. securities markets. The primary difference between C and S corporations is that S corporations allow for pass-through taxation and thereby avoid "double taxation."

Again, you should contact an attorney or the appropriate government office. Don't just rely on strangers on the internet. Good luck!

To be honest, refer this question to an attorney. First, you shouldn't need quit claim deeds, you should only need one deed, if you start talking about deeds, this will run you hundreds of dollars, especially if your downstate. I believe you'll just need the siblings to sign the deed to transfer the title to your name. Secondly, you should put something in for the transfer of the estate, if you put 0, do not be suprised if you receive a love letter from the county questioning your deed and looking for tax money. Last, NY is an attorney state, meaning an attorney needs to preside over the drafting of the deed, if you look at the tax forms, and I believe it's the rp-5217, there is a spot for an attorney signature. Take this matter to an attorney to make sure it's completed correctly and there is no issue with the transfer or taxes. Lastly, depending on the county you live in, you may need certain cover pages to record the deed. The boroughs have acris cover pages, suffolk has it's own, so does niagara, onondaga, etc, the attorney will be able to do this for you and prepare the tax transfer forms. I will say that your on the right path, most people in NY have no idea these forms go with a deed

Yes, you are required to send in the form as proof that you meet TREC's minimum requirements for education. I believe you send the form with all the other paperwork and licensing fees that you will have to submit. You should call TREC (512) 459-6544. They are good about answering questions.

You picked a good time to get into real estate because of all the foreclosures flooding the market. You need to learn very quickly the process of dealing with banks and foreclosed properties and you will have your hands full.
